This 6 story 15 unit residential building is the cornerstone of the North West Redevelopment Zone. The site is unusual in the area because it offers 3 equally prominent facades.
The site also offers views of the Manhattan skyline and spectator style views of a high school football field to the east so we wanted to maximize floor to ceiling glazing and outdoor balcony space. While the view from inside-out was important so to were privacy and thermal concerns for the occupants
so the choice of glazing and specific opening locations were carefully considered.
The primary structure is poured in place concrete. The exterior material palette includes brick, exposed concrete, frameless curtain-wall glazing, aluminum clad timber windows, clear anodized aluminum cladding and terracotta panels & baguettes (used for screening and guard rails).
The building is LEED GOLD certified
and incorporates the following sustainable technologies:
- Storm-water detention and Grey-water reuse
- Triple glazing throughout - Solar panel array
- Landscaped roofs - Low flush plumbing fixtures
- Spray-in closed cell insulation - High-efficiency elevator
