622 - 628 Summit Avenue, Jersey City

This is a gateway project at the northern edge of the Journal Square Redevelopment Area. Located at Summit Avenue & Route 139, the project lies just to the north of the historic 5 corners intersection of Jersey City and is the culmination of years of considerate planning with the Jersey City Planning Staff & Multiple Neighborhood Groups.

It has 209 residential units, 16,000 sf of office area and 1,372 sf of retail space. The 14,000sf site is highly irregular in shape and has 152 linear feet of frontage on Summit Avenue with 203 linear feet of sideyard frontage at the Bergen Arches. The Bergen Arches abandoned railway has been earmarked to become a linear public park. This building will act as a node and restbite along the way by providing stair access to street level and a retail destination. There is also a public park space at teh rear of this building with oppertunies for public seating overlooking teh arches. We believe that great public spaces are defined and enhanced by the architecture that surrounds them.

 

The building podium is clad with contextual hudson river red brick that plays to the adjacent properties. The tower's is clad in aluminum panels of two contrasting colors. The primary facade elements are a striking matte white in a tri-floor grouping while the intermediate floors are clad in a charcoal grey color to reduce their emphasis.  At the southeast corner of the tower the vertical cladding system is pealed back exposing cantilevered balconies. The exterior balconies begin at floor 9 projecting & rotating as they ascend to the sky. The rooftop has outdoor amenity space along with a resident’s gym & lounge.
